What the track asks
A sealed envelope with three alternative practical-exam themes (Section A, 5 hours): three residential types in the Emilia-Romagna area, each with explicit planning parameters to verify in a table and the linked first written test (justify the design and construction choices). THEME 1 — a residential building with terraced units, two storeys above ground and a garage (also basement), on a rectangular 80×40 m lot in a medium-sized urban settlement: west side on the main street, east side opening onto a public park; floor-area ratio Uf max 0.5 sqm/sqm, eaves height max 8.50 m, minimum permeable surface 50%, boundary distance 5 m. THEME 2 — a detached block single-family house on two floors with a garage (also as a separate body), on a 10×35 m lot in a seaside town, for a household of four: gross floor area between 150 and 200 sqm, eaves height max 7.50 m, minimum permeable surface 50%. THEME 3 — a settlement of patio houses with garages, as the expansion of a coastal urban core, with a proposed aggregation in rows of 6-8 units on a 140×50 m lot. All themes require stating uses and daylight/ventilation ratios, with the parameters verified in a table. Shared deliverables: a 1:200 or 1:100 site scheme with external works, plans of at least two units at all levels 1:100 with structural elements and dimensions, a section and at least two significant elevations 1:100, and the construction detail of the roof in relation to the facade (1:20).
